16 tracts in 5 blocks

The configuration is not final. Tract numbering is provisional, north to south within each block, and is replaced by the surveyor’s lot numbers when a plat is recorded. Tract lines can be adjusted to suit a buyer — if you want a different size or a different line, say so.

Acreage and volume are generated from the seller’s stand inventory as of August 12, 2026, and are not a current timber cruise.

A young forest

Much of the planted pine is in stand establishment, so near-term timber income is limited. That is the honest frame for this offering: a buyer is purchasing ground and a future rotation, not current cash flow. The merchantable volume is concentrated in Little Island and Island Creek Church, which carry roughly 92 and 80 tons per acre against 13 to 29 elsewhere.

The natural hardwood in the drains and streamside zones runs 76 to 96 years old, and a large share of it is non-convertible streamside management zone. That component is durable rather than a harvest in waiting, and it is the recreational core of the property.

Before you dig in

  • Acreage is measured against the seller’s timber stand boundary, which governs until survey.
  • Volumes are green tons from the seller’s stand inventory. There is no current cruise.
  • A further 22.1± acres in Sandy Run sits across public roads from the balance of the block and is not offered.
  • Three cemeteries lie inside the property boundary. Georgia gives descendants a right of access; this is addressed in the purchase agreement.
  • Most of the property is in a Forest Land Protection Act covenant expiring 12/31/2026. Subdividing does not breach it at any tract size.
  • Access, easements and utilities are confirmed tract by tract.
